DABCO Tenant Policies

Smoking

  • DABCO Property Management does not restrict smoking of legal substances in the apartment units we manage. However, the vacating tenant(s) is responsible for the cost of any and all painting, cleaning, deodorizing and/or replacement of fixtures (including drapes and carpets) required to remove nicotine residue and odor from the apartment unit immediately following their tenancy.
  • During tenancy, the tenant’s smoking should not bother other tenants of the building/complex; this includes smoke, odor and cigarette butt trash. Tenants are responsible for ensuring that their guests are aware of and follow this policy.
  • DABCO Property Management does not have designated “non-smoking” units.

 

Pet

  • No pets of any kind or description, including guest pets, are allowed on the premises (Bridgeway Centre Loft Apartments, Birch Hills Apartments* and certified service animals are exceptions.)
  • Tenants are responsible for ensuring that their guests are aware of and follow this policy. Written consent will be granted for ADA-certified service animals only. If granted, the consent for the service animal will be in the form of a written agreement, attached to and incorporated into the tenant’s lease agreement.
  • Pre approved pets allowed at Bridgeway Centre Loft Apartments and Birch Hills Apartments only. If granted, the consent for the pet will be in the form of a written agreement, attached to and incorporated into the tenant’s lease agreement. An additional pet fee will be assessed at Bridgeway. All tenants are subject to a monetary penalty ($500) and possible eviction for the first violation of this policy. Any further violation will have an increased penalty and eviction.
  • *Birch Hills and Bridgeway Centre are our ONLY pet-friendly properties; all other DABCO-managed properties do not allow companion pets of any kind. Birch Hills, with 1- and 2-bedroom apartments and 3-bedroom townhouses, was built with pets in mind.
  • Amenities include a 1-acre enclosed pet roaming area/dog park, dog showers and outdoor kennels.
  • We have no size restrictions on dogs but all pets must be indoor pets; limit 2 pets per apartment. Proof of spay/neuter, up-to-date vaccination record and pet references are required, so start on that stellar pet rental history now! Lease

  • All leases are 12-month term leases
  • Water, sewer and garbage are paid.
  • Tenants are allowed to sublet their apartment only with written permission of DABCO Property Management.  A sublet fee is assessed.
  • Roommates are equally and jointly responsible for all terms on the lease.
